“When we purchased the house, it was in serious disrepair. The sewer line was cracked, and the young lady who lived there was unable to repair it. It would have cost her $30,000 - an amount she could not afford,” said Nigel Furgus, Paragon Design Build president and co-founder. “We replaced the sewer and water lines. We also improved the drainage by adding systems that can hold the equivalent of a one-in-25-year flood, which helps to protect this property and its neighbours. We invested $80,000 on these new infrastructure features that includes retaining walls and landscaping on top of what we spent to build the new structure.”
Paragon wanted to bring in an architecturally pleasing design to the neighbourhood.
“We invested a lot of money in the exterior finishing of the six-plex. We always bring high-end products to the city, and 813 St. Mary’s Road is just that - it’s an affordable luxury rental in St. Vital,” Nigel stated.

813 St. Mary’s Road is a beautiful six-plex located in St. George, a mature neighbourhood close to shopping, entertainment, schools, transit, parks and more. It is minutes away from St. Vital Centre and downtown Winnipeg.
The suites are over 1,000 square feet with two bedrooms. Unit amenities include in-suite laundry, private balconies, a bike lockup and walk-in closets. All suites are pet-friendly and have free high-speed internet.

“We consulted with the community and the city. Because we are very conscious of the environment as well, we used sustainable materials like aluminum which will last a lifetime. We went for a bright, open concept with high-end finishing. There is a demand for superior rentals like this one. We see the demand by how quickly we leased the units. To date, there is only one suite available to lease,” said Nigel.
